    It's a decent hotel for its price point and location. Hotels at similar prices are further out from Edinburgh's city centre. So it is the closest and there are buses nearby too. There's the Modern one gallery across the road and a nice scenic route along the river. Unfortunately there are no supermarkets nearby, do need to walk a bit. They do let you leave your bags at the hotel a few hours prior before checking in, as it's set as 4pm. Same for leaving bags for a few hours after check out. Only issue was connecting with the WiFi in the accommodation & was receiving no signal either. Staff have all been friendly and supportive. Would recommend it for a short stay. 👍

    Well... it's rated as a 3-star hotel... 2 would be generous.... the bed is mainly just a wobbly 1970's mattress that's set up off the floor. The dank room (with the window) was barely lit even in a sunny day. It smells, my mind is playing the trick on me that it smells like wet paint & old dog, but I know that is definitely NOT the smell.... The TV is about a 14" from early 2000, it turned on initially, but then only have audio with no picture. The bathroom is very dated, the side of the tub is painted some kind of bright blue which doesn't match any color anywhere else in the hotel, let alone the room. When greeted on check in the staff seemed annoyed that there were customers checking in. The night manager was helpful & friendly. On the plus, it was reasonably priced for Edinburgh... but that's the only plus! Update!! We spoke with the night desk manager who was very helpful & pleasant. He changed our room - the new one does not smell like wet paint & old wet dog. The TV works in this room also.

    Worst experience we had over there. They said they upgraded us in 1st floor but if that’s the upgraded room they have then I can’t expect what’s their other low budget room would be. We stayed for 2 days but the window for both the room and the toilet were broken, we could neither open the window nor shut it down cause it was fully jammed. And when we went over there it was raining for 2 days and all the rain water was coming inside we had to put towels in the window to soak the water that was coming inside and when my husband went to ask the WiFi password their answer was we upgraded your room so can’t give you free WiFi you need to pay extra money for it. And on 3rd day we stayed at guest house and it was far far better then this hotel. Room was clean, staff was helpful and on top of that price was reasonable as well so I would suggest to stay at small home like guest house rather than staying in such hotel. Very bad experience

    The absolute worst hotel we've ever stayed in....and we're not even in our room yet! The desk staff is bland. Three gals sat at the desk.. not servicing anyone for over an hour. However, the garbage cans and ashtrays were overflowing outside! Maybe go out and empty them. Check-in is 4pm. Which is fine...but...the restaurant is closed til 6pm..the bar is closed....and there is no place to eat within close walking distance. You sit and wait on dumpy little chairs in a blue/gray and maroon room.(reception IS NOT like it looks on the website). Very dreary. I feel like I'm in a bus station! It is now 3:49 pm. The lobby is full of people waiting to check in. We shall see what happens. 4pm.. well get in the huge line-up... Got our room. I do have to say it is clean. The bathroom is very clean. We booked the "Executive Suite" That it certainly is not. After we came back from walking up town to get something to eat, we saw that the restaurant was open. It's a buffet and you eat in a room that is set up like a university cafeteria. I certainly don't recommend this place as a nice get-away! Like Bette Davis would say... "WHAT a dump!"

    We were very naive in trusting one websites reviews for this hotel and not checking Google first. This hotel is a waste of money and time. Our first room was dirty there was hair in one of the cups, the soap was wet, the towels were still damp, no towel railing or shower curtain, a hole in the bath and mold and damp everywhere. There was no window and no way to ventilate the room. We got transfered to another room once the staff where made aware of the issues and there was piss in the toilet.
