Luxurious, relaxed and unlike anywhere you’ve ever stayed before, the Dunstane Houses is a family-run boutique hotel that brings a breath of fresh Orkney air to the heart of Edinburgh.
In a peaceful corner of Edinburgh’s West End, a short walk from Haymarket and 15 minutes’ drive from Edinburgh airport, The Dunstane Houses is an independent, 35-bedroom boutique hotel spread over two stately Victorian townhouses on opposite sides of the road: Dunstane House and Hampton House.
Dating back to 1865, but inspired by the best of modern-day Scotland, the family-run hotel combines heritage good looks with warm, personal service and a fresh, contemporary outlook.
The bedrooms and interiors throughout Dunstane House and public areas of Hampton House have been stylishly redesigned to pay tribute to the building’s neoclassical character and the owners’ Orcadian heritage, without compromising on modern comfort.
The newly opened Ba’ Bar & Lounge specialises in food made with local, seasonal Scottish produce from small suppliers, and hosts relaxed but refined all-day dining, including daily afternoon tea. It offers a wide range of fine wines, craft beers, artisanal spirits and one of the most extensive rare-whisky selections in the city, with more than 70 varieties in its vintage wall cabinet.
The Dunstane Houses offers the Ba' Bar and Lounge, Stroma Lounge and Garden conservatory for hire for events. We cater for all sorts of events from dinners, cocktail parties, champagne receptions, buffets, meetings and tastings. We are a bespoke venue that can tailor our offering to your particular needs.
Within easy reach of all the attractions of old-town Edinburgh, the Dunstane Houses is a stylish and welcoming city retreat with an authentic Scottish soul.

Incredible experience! The staff was so welcoming and helpful. The hotel is absolutely beautiful and in a great location. A short walk from downtown or right across a bus stop for further places. Can’t speak highly enough of this place. We will definitely be back!

Absolute gem of our honeymoon. Service was impeccable. The room was comfortable and beautifully designed. Everything about the breakfast was delicious, from the lattes to the traditional Scottish plates. Hats off to the chefs, truly exceptional work. Chris & Fraser, and the young French woman that works the breakfast (didn't catch her name , but she certainly deserves recognition) took excellent care of us. My favorite was the private Scotch tasting with Mikey. He took me through the different regions and their history. Everyone was so personable, they are the charm of this hotel. We can't wait to return.

My partner and I stayed here for one night for his birthday and I couldn't fault it. Not only did we receive a free upgrade of our room but we had complimentary processo and macarons! The staff were so friendly and accommodating. Johanna who served us for breakfast was so kind and attentive when I asked for a vegan option. I now wish we had stayed longer! 😊

We booked the House Suite at the Roseate Edinburgh, and when we arrived we were told they have given us a room in the main house, phrased in a way that they were doing us a favour. Once I mentioned we had booked the House suite I was told this room is the same size, and "certainly not a downgrade". Once we entered the room, I was asked if this was okay, and shown a standard room. I said no not really as we have paid for the suite, with a king size bed, separate shower and separate living room. The poor girl exclaimed that she's just been told by management that this is what she's been told to do and I can speak with someone in the morning if this wasn't okay. It's 10pm and I wasn't looking to have an argument. Gone are the days of independently run hotels who care. It's a shame.
