November 2023Have lived at Porter’s Edge managed by Folio London for a year, the management was awful, I guess a lot of people mentioned the hot water issues in several reviews, I think I had more than 10 occasions where there was no hot water. There was a member in the concerige was very rude to me when I was simply asking kindly for a parcel, maybe he was in a bad mood but I just want to put it out there. Even after we moved out, it took us more than a year to get our deposit back which is unacceptable. There's also reports of rats from several flats at the communal garden but didn't get any action from the management I believe.

September 2022Have lived here for over 3 years now and do not recommend it. Since I moved here, there has been an ongoing hot water issue - not sure how we still have not find a long term fix. Occurs at least once a month. There is also a mice issue. We had to go back and forth with the property manager before they decided to inspect our flat. Canada Water is also quite dirty - not what I expected when moving here.
