Cancellation policy
1. Cancellation by the Client: In the unfortunate circumstances that you have to cancel, postpone or reduce your confirmed booking at any time prior to the event, the hotel’s cancellation policy is to require payment of 90% of contracted accommodation and room hire and 65% of contracted food and beverage revenue, this represents compensation for the loss of profit sustained by the hotel as a result of the cancellation. The sum is payable on cancellation. Any cancellation, postponement or partial cancellation should be advised to the management of the hotel in writing. The hotel will make every effort to re-sell the facilities and will subsequently reduce the cancellation charge (by way of a refund) by the profit recovered on any alternative business we have been able to secure to replace the cancelled booking. 2. Accommodation: Unless specifically GUARANTEED by the client, the hotel may release any accommodation booked (including delegate accommodation) if not taken up by 6:00pm on the day of arrival. Any accommodation (including delegate accommodation) which has been guaranteed by the client will be subject to a 90% charge for the first night if not taken up and released thereafter. Delegate shortfall will be subject to the cancellation calculation as indicated above. 3. Cancellation by the Hotel: The hotel may cancel the booking: i) If the hotel, or any part is closed due to fire, industrial dispute, act of God or by order of any public authority. ii) If the client becomes insolvent or enters into liquidation or receivership. iii) If the client is more than fourteen days in arrears with any payment to the hotel. iv) If it might prejudice the reputation of the hotel. In such an event, the hotel will have NO further liability to the client. 4. DEPOSITS ARE NON REFUNDABLE.

We had read a lot of negative reviews so we were a bit apprehensive to stay here but was pleasantly surprised. We stayed for four nights and although the rooms are a little dated you get what you pay for. There was plenty of space in the room, the staff were friendly and the location was ideal. Would definitely stay again.

Very easy to find, central location, we had a twin room which was very spacious and clean. Staff were very welcoming and happy to help, especially in the restaurant. food good, plentyful and hot. The only gripe was, check in was very slow and impersonal. I don't think they even looked at us. Otherwise, a pleasant stay and good value for money.

If you're seeking an affordable and conveniently located option, this hotel fits the bill. However, the rooms can be uncomfortably warm due to limited ventilation, and some, like the one I stayed in, lack windows. The decor is dated, the bed is small, pillows are uncomfortable.

Awful experience. Went to celebrate my 21st and was severely disappointed. Paid £400 for three nights and the stay did not reflect the cost. On the first night the room we were given was disappointing, mould in the cupboard that had been wiped, easy fill that had not been sanded or painted over, water stains all over the wall, dirt around the bed frame and the bath tap was broken. Was given a room upgrade for the two nights but was very difficult to get as they then tried to charge me for the upgrade. i was then told they were just trying to swap our room with upgrade but was shoved a key and told to "just take it, take it". There were leaks all over the hotel and holes in the wall that had not even been attempted to fix. The staff were rude at the front desk not achnologing you until they were ready and the whispering amongst themselves. Each day at 10am we would also have to get new room keys as it was reset.

Absolutely awful. We spent an awful amount of money for one night 120 pounds. It was NYE but the insane rise in price for what the hotel provided is unjustifiable. The hotel staff lies and look for any opportunity to get more money out of you. They offered us a room with windows for an additional charge - we refused. Then it turned out that we already had a room with windows (because the hotel was fully booked) and they still tried to make us pay. Our room had a bathroom that made the loudest noises I have ever heard in any establishment. I believe that there must have been a boiler behind the wall. But every 10 seconds it made very loud noises. We informed the hotel staff. It was a drawn out process but they came to have a look and they said they couldn't do anything because the hotel is fully booked. Not even offering us a voucher or a partial refund. INSANE. we asked for extra 2 hours for our check out (to check out at 12) because we wouldn't be able to sleep with those noises. They allowed that. For 120 pound a night hotel, it was no clean at all. In the lobby outside of the lift there was a bag of rubbish on top of a bin with rubbish falling on the carpet around it. Awful.
