Accommodation - we stayed in the converted outbuilding. The decor was good some of the finishes felt a little cheap. Coffee maker but no pods, no little extras in the room to make it more special to fit the luxury boutique brand trying to be achieved. The external area where we parked was messy and felt unfinished and shabby. For the price of £495 (!!) family room (double bed and sofa bed) per night and £335 for a very small snug room I expected much more than an, albeit nicely decorated, converted outbuilding. For context, you could get a luxury hotel room with fantastic facilities in any major city. No facilities unless you count a fold away tennis table. No soundproofing, train woke us at 6.30am. Food was completely underwhelming and of the tiniest portions. It was quite embarrassing really, someone on the next table was ordering takeaway during the meal. We didn’t even get a choice of menu or food! To charge £65 per person is incredulous but we were able to get a significant discount after complaining. Breakfast was very basic and certainly not luxury - undercooked scrambled eggs! We were really disappointed, it felt like it had the potential to be great. If it was cheaper we wouldn’t have had high expectations but at those prices it really misses the mark. I really do question whether some of these 5 star reviews stayed at the same place?

After an initial hiccup in email correspondence a few days before arrival, we were absolutely delighted with our stay at the Old Manse. Nicki and John are as warm and hospitable as they come and made sure we were well taken care of. The value comes through with the kind of moments that can’t be found just anywhere: sitting fireside in the drawing room after a long day of hiking, sipping Scotch whiskey in the cold night by a fire pit, a sunset stroll through rolling hills and along pastures of sheep and the boys getting to feed the plump chickens and pet the friendly ginger Highland cows. The Old Manse is perfectly situated for hiking and exploring the vast network of surrounding trails. The grounds are gorgeous. We stayed in the Bothy family room - two double rooms connected and a spacious bathroom with rain shower. They are working on getting the restaurant back up running which is what would take this review to a 5 star. They did, though, put out a bountiful evening aperitif spread of nibbles and drink. The breakfasts were fantastic and a good base for active days. All in all, this place is a gem made memorable by the hospitality of their staff, specialness of the estate and access to hiking. We do hope to come back in winter to see the Old Manse blanketed in snow.

The old house is lovely and the restaurant serves good food. The restaurant was closed on Sunday night due to staffing issues and we were redirected elsewhere, which is a bit of an issue for a restaurant with rooms. We were in one of the 'snug' rooms in the stables, which really weren't good enough for a place charging these prices - 1. The room had a big bed (good and comfortable) but the room was so small there was precious little space left around it. 2. There was no space for suitcases. 3. There was no storage, other than some hooks on the walls. 4. There was no door or screen on the shower and water got everywhere, running out onto the carpet. 5. There was no shelf or ledge in the shower (it had come off the wall before our stay). 6. The WiFi was weak and intermittent. 7. You had to close the curtains completely to get privacy from people walking past to the other 'snug' rooms. 8. The train line runs behind the property, about 10 metres from our room and we heard it before 0700 on a weekday morning.

Stunning situation in beautiful Highland Perthshire. Lovely view from the room. Food was excellent and attention to details was amazing . General Manager Jamie could not have done more to add to our stay … nothing was too much trouble and he always had time to talk .

We had a lovely stay and meal at the Old Manse of Blair. Beautifully styled rooms, friendly staff, and dinner was absolutely delicious! Very accommodating to us bringing our dog too.
