Luxurious, relaxed and unlike anywhere you’ve ever stayed before, the Dunstane Houses is a family-run boutique hotel that brings a breath of fresh Orkney air to the heart of Edinburgh.

In a peaceful corner of Edinburgh’s West End, a short walk from Haymarket and 15 minutes’ drive from Edinburgh airport, The Dunstane Houses is an independent, 35-bedroom boutique hotel spread over two stately Victorian townhouses on opposite sides of the road: Dunstane House and Hampton House.

Dating back to 1865, but inspired by the best of modern-day Scotland, the family-run hotel combines heritage good looks with warm, personal service and a fresh, contemporary outlook.

The bedrooms and interiors throughout Dunstane House and public areas of Hampton House have been stylishly redesigned to pay tribute to the building’s neoclassical character and the owners’ Orcadian heritage, without compromising on modern comfort.

The newly opened Ba’ Bar & Lounge specialises in food made with local, seasonal Scottish produce from small suppliers, and hosts relaxed but refined all-day dining, including daily afternoon tea. It offers a wide range of fine wines, craft beers, artisanal spirits and one of the most extensive rare-whisky selections in the city, with more than 70 varieties in its vintage wall cabinet.

The Dunstane Houses offers the Ba' Bar and Lounge, Stroma Lounge and Garden conservatory for hire for events. We cater for all sorts of events from dinners, cocktail parties, champagne receptions, buffets, meetings and tastings. We are a bespoke venue that can tailor our offering to your particular needs.

Within easy reach of all the attractions of old-town Edinburgh, the Dunstane Houses is a stylish and welcoming city retreat with an authentic Scottish soul.

The Dunstane Restaurant & Bar can be hired for private events, accommodating 60 guests standing or 28 guests in a sit down setting. Guests can enjoy a relaxing after work tipple from our selection of malt whiskies, Scottish craft beers, artisanal spirits and hand-picked wines.

It was my husband’s first time to London, and we decided to have afternoon tea at the hotel’s restaurant. It was such a pretty hotel with lovely interior and decor - the crowd size was perfect when we arrived as we got to enjoy a lovely dining session with not much noise and crowd. Superb service by Ilias and his team - they made very sure we were taken care of, and ensured that everything was good! It was a pleasant experience dining at the hotel, and we wish to stay in the rooms next time! Thanks so much to the team for such an unforgettable dining experience in Edinburgh! You guys made our day enjoyable while having the afternoon tea :) my photos would definitely do this hotel justice!

Having never stayed in a 5* hotel before, I wasn't sure what to expect. Suffice to say that, for the price we paid (£275 for one night in a double room) I was hoping for rather more. Our room was clean and comfortable but small, the en-suite was adequate (though the extractor fan wasn't working). However, the view from the small window was only of a stone wall about 2m away, whilst the provision of facilities was disappointing - just a tv, kettle, a handful of teabags and two minute shortbread biscuits. Honestly, it was no better than any Holiday or Premier Inn that I have stayed at and more than three times the price. If you have money to burn, you might be happy. If not, I wouldn't bother.
