Numbers can be reduced by up to 10% of the original contracted numbers without cancellation charge; provided you let us know at least 14 days in advance Your contracted numbers form the minimum number chargeable for your event. If you need to cancel all of part of your event then please let us know as soon as possible. Cancellation charges are detailed below: Cancellation payable as a percentage of Revenue In excess of 16 weeks prior to the arrival date: Deposit retained (if applicable), no further charge Between 16 - 8 weeks prior to arrival date: 50% Charge of booked total revenue Between 8 – 4 weeks prior to arrival date: 75% Charge of booked total revenue Less than 4 weeks prior to the arrival date: 100% Charge of booked total revenue

Start with the positive, the staff were welcoming and friendly, only too happy to help. Breakfast was freshly cooked but also continental breakfast was available, with tea, coffee and juice. The location is right in the centre of Thame, ideal for all the amenities. The hotel itself could do with a spruce up, just a bit neglected, it is an old build so expect a creaking floor or two. I had a nice stay. Thank you.

AWFUL, DISAPPOINTING, NEVER AGAIN! Liked Location and the breakfast was all you can eat and better than wetherspoons! Disliked · The staff are rude and unhelpful, we paid for a garden room which overlooked overgrown bushes and a wall. (pictured) We were pre-warned there was a wedding to be held on the night of our stay which we accepted as we were told music would be off at 23:00 however this proceeded into early hours with children running along the halls and banging on doors The room carpets were stained and the bed was fraying! (pictured) The Bathroom was ridiculously small! To access the toilet you had to stand against the sink and suck in while moving around the door frame! (pictured). Utterly disappointed with our stay and will never be returning! Maybe the owner should consider new staff and better advertising to present what customers are really receiving on their stay!

The worst hotel I have ever stayed in . So old and dirty . The bedroom smelt damp and old . No wardrobe, just a plank of wood with some hangers on it. The toilet seat just slams as it’s not soft closing, tiny little toilet toiletries in the bathroom not enough for two people.. in our room the window had one of the handles missing the remote control was filthy. I didn’t even want to touch it. The bathroom had a big yellow stains on the floor like it was all worn away. The carpet had stains on it. The bedframe had stains on it overall it was filthy.. The bathroom had bad marks in it my husband said it was rust The lift was the worst thing I’ve seen that floor was so heavily stained, and the actual lift was disgusting. The corridor that we were in our room 303 and the corridor smelt of urin. Dirty stains on the doors. Not clean at all . We only stayed for one night, thank goodness.. The breakfast with nothing exciting not very inviting. Poor selection. A very cold atmosphere. We were out on our first night when we arrive back at the hotel at 12am we had to wait for 15 minutes outside for someone to answer the door and when the man came, he said the doorbell was broken and the battery was dead. This is not good enough. I have taken a few photos. Booked this through virgin I will be telling them about all the complaints I have. I would give this hotel 1 star. Not like photos on web page

Worst experience ever! I booked a room through Booking.Com on the same date of the check in because the hotel was advertised as pet friendly without any other information. When we arrived there they said they don’t have pet friendly rooms available. They also said that you need to request a room like that but on Booking.com you don’t have any options. The room was sold as non-refundable but we were there trying to get what we paid for and they were saying they don’t have a room available. They didn’t help us in any way, customer service non existent. So we paid 170£ for nothing, booking.com is useless and did nothing. I would avoid this hotel.
