We booked our stay online and was a little worried as our plane was delayed, but later check in wasn't a problem at all. Room was very clean (my child decided to crawl under the bed and came out clean) and more than adequate for our needs with a tub and shower. Just be warned that the towel dryer can get hot enough to give first degree burns and we decided not to use the kettle as there didn't seem to be any extractor fan for the steam. We found a little issue with the room, but when we told the help desk they were very helpfull and tried to move heaven and earth which we informed them wasn't necessary and that we'd make a temporary fix, but they should just get a plumber when we left. Breakfast was very decent with options for the complex mix of travelers we were... A slightly picky kid, a pescatarian and one with a more normal diet. When an option was empty the staff was happy to help, but they didn't always see when it happened by themselves. After breakfast we decided to use the spa, pool and sauna... and to be honest we were pleasantly surprised with the facilities. I had to ask in the reception if the biscuits in the room were complemetary as my partner had been starring at them, but didn't dare open in case they weren't... The staff just smiled and informed me that they were of course complemetary and if I was interested they had some more for her. My partner was very pleased. Unfortunately we didn't stay long enough to try the bistro since the menu was very interesting and prices were somewhat reasonable. TLDR... Kings manor will be on the list over future stays near Edinburgh.

I spend 5 nights at this hotel and here is my experience. Overall for the price and fact that they had plenty to offer it was excellent. After travelling and almost 23h with no sleep when we arrived manager got us early check in free of charge witch was very kind and we truly appreciate it. Our room was located on 2nd floor and was spacious, clean and with tea and coffee to welcome us. Big windows with nice view absolutely loved our room. On top of that bed was comfy and warm - the best sleep I had after being awake for almost 23h! Plus TV in room and you can open windows if you need air. I think room was one of my favourite things about this hotel. Location wise it is far from center but you can get train (5min walk to station) quite cheap. But if you want to walk is 1h45min approx to city center (walk is pleasant though thru big park and beautiful suburbs) but again if you more fixated on city center be prepared to take two trains (one takes you to Waverly and then you switch to get to town). Breakfast and swimming pool are definitely on strong side i enjoyed both very much. You have sauna, steam room and jacuzzi all in good condition. Now regarding the restaurant...some of the dishes are delicious some of them are not. The first time we tried it, I didn't eat my food at all, and when we came back, I cleaned my plate (I had taken a chicken burger the first time and another time, sea bass). So, I would say it's either hit or miss. Staff is polite and very helpful and you have choice of paying either cash or card for , for example breakfast which i appreciate. Overall for 3 star hotel and fact that we paid for 5 nights £230 I was more than happy with the hotel.

Good location Easy bus connection to city centre. Rooms had issues with overpowering bad odour and bromen windows that wouldn't close in Scottish winter. Reception staff helpful and courteous. Parking good (is charged). Gym/pool complimentary (didn't use but great offer) Free wifi Spacious rooms and bathrooms. Beds very clean. No drinking water providedin rooms. Coffee/tea, kettle without water, iron, ironstand provided.

Currently staying for new year paid £571 for two nights. On arrival The hotel reception smells like deceased bodies we checked in to find our room smelt exactly the same. The place is like a care home we decided to head to the towards the bar for food. I was completely put off. Even the waitress said better to eat outside the duvet cover has a huge hole in it I did mention it to reception she would pass the comments to the manager tried the Breakfast in the morning. Toaster don’t work properly. The hot water don’t work properly. Another one was broken the fresh orange and apple juice. I wouldn’t give it to my baby sausages are undercooked, no hashbrowns. Melon absolutely like it’s bought from being out of date People seem to be complaining left right and centre. It’s a very limited Breakfast again. I pulled the manager the food is not fit for human consumption noticed a few more guests complaining about the Breakfast. It’s not up to standards. The hotel is very old and needs money spending on it. There is a charge of £8 for the car park. The bar is not open late. The room gets quite cold at night avoid the Breakfast avoid all food very disappointed. The swimming pool does not look as good as the pictures or the gym Premier Inn is five star compared to here
