Our house is a historic listed building in the heart of Edinburgh’s West End, with a wide choice of shops,
restaurants, bars and places to go, all within walking distance. We have great access to the public transport
network and the Edinburgh International Conference Centre is just ten minutes walk away.

We offer 27 modern rooms with various stunning views over Scotland’s capital city.

    SPLENDID ! From the location to the atmosphere, everything is spotless and perfect ! The lovely and welcoming staff, the gradiose interior that makes you feel as a 19th century socialite... The room, spacious, full of light. The bathroom ? freshly renovated with classic touches... And the price ? A bargain for that level of delivery ! You should definitely stay here for your next trip ! 5mins away from Dean's village, 10 from Princess Street...

    Beautiful hotel. Helpful staff. Lovely and quiet. Incredibly clean. Catered for allergies and dietary needs. My partner has a gluten intolerance and the hotel had an excellent selection of breakfast choices for him. Will definitely visit again.

    First of all the season we stayed here does affect the review Our one week stay was in february, the weather was more on the cold side so an overheated room with no AC was no problem for us, as we were able to just open the windows and turn down the heating once it got too hot or stuffy in the room. We also had no problem with the location, for us is was very convenient to only walk about 20 min to the royal mile, but we are two 30 year old women with no walking disability and no car to park, because parking will be a struggle. We called an uber or used the train (haymarket station is about 15min to walk) for anything we didn't reach by foot. The staff was incredibly friendly, especially the manager olga who told us they would even watch our luggage on check out day until 11pm, and staying at the library until whenever wasn't an issue either. So the complaints about "late check out" are a bit confusing for me, like you check out at 11am and are allowed to stay at the public facilities of the hotel, what's the problem? Just don't check out later than the hotel allows. Another noteworthy staff member is Jackson, the elevator. He is old, small, narrow and complained everytime we used him, but sorry i won't climb up to the 4th floor everyday for god knows how many times 😅 But he was in service during our stay and that's all that matters to me. The library is open 24/7 and has a calm ambiance, we didn't check out the bar. The room was wide enough for two people to live comfortably, the shower was amazing, but the old carpet floor could use some deep cleaning (you could also just wear house shoes, i take them to every hotel i stay in) A really nice touch was that we were able to see the sea from our room, the view was beautiful The breakfast is surprisingly good and the staff would bring you anything you ask for, they deserve a raise, no matter how much they already earn 😂 So for our stay, for our experience, we were really happy and satisfied with our choice to stay there and would visit again anytime.... just maybe not in summer 😅

    Our first impression was really good, front desk staff was amazing at all times and the interior (bar and library!) are so pretty! The room was okay, nothing great but that's okay for the price. The experience was kinda ruined for me by the breakfast unfortunately. There's a small buffet with continental items like baked goods, fruit, yoghurt, granola and coffee. We arrived at 9am (breakfast is on until 10am) and there were no baked goods (not even bread). They were refilled once in the hour and were empty again before I could get anything, then never refilled again. There were no cups available for coffee for around 30 minutes. Then you can also order UK style breakfast of a menue. Staff was overwhelmed though and it took long to be able to order. First we get the food for a different table, then our food gets delivered to the wrong table. My order is incomplete but I never get the chance to catch a staffmember because they're busy. The best came last though; the table next to us was served a raw sausage. That can't happen! The issues taken alone were not too bad (except the raw sausage) but all in all I wouldn't recommend having breakfast here to anyone. I want to make clear that in my eyes, this is a management issue and not the fault of the staff members themselves.
